Spring 2009 - Tax bills for Whispering Ranch have arrived! Yes, the tax rate has gone up considerably this year for land in Whispering Ranch.  Maricopa County has caught up with the values that brought the property up in 2005-2006. Now, unfortunately, the land values have gone way down again. Check tax bills carefully and call Maricopa County if you have any questions at all about the tax bill and future tax bill. From what I can see, they go down again next year.

August,  2006 - Accipiter Communications went before the Corporation Commission this morning, accompanied by some of the property owners in Whispering Ranch, and was granted approval to act as the communications company for the Whispering Ranch subdivision.  One of my clients who owns property received a call from this company asking to buy a few feet of land for putting in a junction box.  I don't know if this is a good idea. Maybe granting an easement would be better? I don't know. If you receive a call, you may want to contact Maricopa County Planning Department to find out your consequences if you give up a portion of your property.

31 January 2006 - Arizona Public Service (APS) met with landowners and several Realtors at the entrance to Whispering Ranch to discuss the possibility of bringing electricity to the Whispering Ranch area. Currently there is electricity coming off a substation belonging to Toyota Technical Center. The above ground wiring goes up 307th Avenue to approximately Lone Mountain Road, which is not very far.  A gentleman who owns several parcels of land on the north side of Whispering Ranch asked APS to come because he is interested in developing and putting homes on his properties.  APS officials stated that the current power lines coming from Toyota are not powerful enough to bring power much further than it already is. There will need to be a feasibility study first to see if it is worth it for APS to bring in electricity.  APS would need to buy land in Whispering Ranch to install substations.  
       If APS does a study and decides that it is possible to put electricity in at the cost of the Landowners, it would be the following fiscal year from the year they did the study.  Potential costs could be millions of dollars.
      There were about 25-30 property owners present and they were interested in getting electricity, but asked how they were supposed to pay for it. They asked about government assistance, which APS officials responded they did not know if there was assistance available.  The concensus was that they would like to move forward with the possiblity/feasibility study to see when electricity would be brought in.  It is still at least two years away.
